How long does a home renovation take?
A complete renovation takes eight to sixteen weeks on average, depending on the scope and complexity. Because we combine building, services and finishing with one dedicated team, we avoid the waiting times between different parties and keep the schedule tight.
Do I need a permit for a home renovation in Rotterdam?
Many renovations do not need a permit, but structural changes, an extension or alterations to the façade often do. We advise you on this and can arrange the permit application with the City of Rotterdam on your behalf.
Do you work with a clear price?
Yes. After a survey you receive a detailed quote with clear price agreements. Should any unforeseen additional work be needed, we always discuss it with you in advance.
What guarantee do I get on the renovation?

What is involved in a complete home renovation?

Stripping a home back and rebuilding it is above all a matter of sequence and coordination. Below you can read how we approach a full renovation in practice, and where others so often go wrong.

The right order of work

First teardown and structure, then services and finishing. We start with stripping out and any structural alterations, such as removing a load-bearing wall and installing a steel beam. Only once the shell is in place do the pipework and electrics go in, followed by plastering, floors and finishing. Reverse the order, and sooner or later you will be breaking something open again.

Structure and foundations in the Randstad

Many homes in Rotterdam and the rest of the Randstad stand on timber piles. For a major renovation we always have the structure calculated by a structural engineer, and in older properties we check the condition of the foundations. Opening up an open-plan kitchen calls for a calculated steel beam, not a guess. That is how you prevent cracks and subsidence later on.

Making it energy efficient right away pays off

While the walls and floors are open anyway, this is the ideal moment to insulate, fit high-efficiency (HR++) or triple glazing and renew the installations. Insulating after the fact costs twice as much. See also our page on window frames, insulation and energy upgrades.

Common mistakes

  • Starting the finishing before the house is properly dry, resulting in tiles and plaster that come loose.
  • No contingency allowance for unforeseen work in older homes, so the budget runs tight halfway through.
  • Forgetting the permit for structural changes, which brings the build to a standstill.
  • Not tackling the installations while the walls are open, and having to break them open again later.
