Yes. Dordrecht is about half an hour's drive from our base on the Doklaan and is part of our regular service area. We work there with our own team, so without subcontractors we have to hire in per project. You keep one project manager as your point of contact.
Do you take account of damp in old Dordrecht buildings?
Yes, and in Dordrecht that is decisive. Because of the waterside setting and the high groundwater level, many old buildings suffer from rising damp in the walls and damp in cellars and crawl spaces. We tackle the cause first — think of injecting a damp-proof barrier, ventilating the crawl space or repairing the drainage — and only then the finish. Plaster over a damp wall comes back within a year.
Do you take the listed old town into account?
Yes. Dordrecht is the oldest city in Holland and the old town is full of listed buildings and a protected townscape, especially around the historic harbours. For the façade, window frames and roof, the council assesses against heritage and planning-aesthetics rules. We align the plans in advance and arrange the environmental permit.
Can you convert an old warehouse or harbour building into a home?
That is work that suits us, but it starts with the structure and the zoning. With a conversion we first look at whether the floor fields can carry residential loads, whether enough daylight and ventilation can be created, and what the zoning plan allows. Only once that is settled does it make sense to talk about layout and finishing. We work that out in advance with a structural engineer.
How do you assess the foundation of a Dordrecht building?
Older buildings in the old town stand on timber piles in soft ground. With a major renovation we have the foundation assessed first, especially if there are cracks, sticking doors or sloping floors. Foundation repair is drastic and costly, but it is pointless to fit a new kitchen and bathroom in a building that keeps subsiding.
