The five things that catch people out most

  1. Preparation takes months; building takes weeks. Almost everyone plans the reverse.
  2. The owners' association decides more than you expect, and it meets rarely. Start that process first.
  3. Permit-free is not requirement-free. The building regulations apply either way.
  4. Pre-war property in the west of the country has a foundation question. Investigate before you buy, not after.
  5. Insulating without addressing ventilation creates damp. That is not a risk; it is a near-certainty.

About these guides

We wrote these because the questions were repeating and the answers were not written down anywhere in English. A few things worth saying plainly:

  • They are general guidance, not advice on your specific property. Where you need a lawyer, a notary, a tax adviser or a specialist engineer, we say so.
  • Rules change. The Dutch permit system was overhauled in 2024 and VAT categories are adjusted from time to time. We date the guides and we tell you when to verify something yourself.
  • We are a contractor, so we have a view. Where that view is commercial, we try to make it obvious rather than dress it as neutral.

If something is unclear or wrong, tell us. These pages are easier to correct than a printed book.

Frequently asked questions

Are these guides specific to Rotterdam?
The permit system, the owners' association rules and the tax treatment are national. The housing stock guidance is written from the Randstad, where we work: Rotterdam, The Hague, Delft, Leiden, Dordrecht and Amsterdam. Foundations in particular are a western Netherlands issue.
Do you work in English?
Yes, throughout. Formal documents will be in Dutch because that is what the municipality and the owners' association require, but we work in English and provide written summaries of decisions after each meeting.
Can you look at a property before I buy it?
Yes, and it is the most useful moment. We assess condition and, more importantly, feasibility: whether the layout you want is possible, what is structural and what a realistic scope looks like. A survey does not answer those questions.
Do you subcontract?
No. We work with our own team of 20 to 30 tradespeople. Most renovation problems arise in the gaps between disciplines, and keeping the work in one team is how those gaps become our responsibility rather than yours.
