Foundations on soft soil

Delft sits on peat and clay. Many older buildings stand on wooden piles, and a changing groundwater level can cause pile rot. For a major full home renovation we assess the foundation first; any repair comes before the finishing, otherwise you're bailing out a leaking boat.

Narrow buildings and logistics

The narrow streets and canals of the old town make delivering materials and removing building waste a challenge. Sometimes we hoist materials in through the window frame. This logistics side partly determines the schedule and the cost of a renovation in the centre.

A university city and renting

With TU Delft there is a great deal of room rental. Converting into rooms and letting are subject to municipal rules and to requirements for fire safety and sound. If you are renovating to let, we allow for this from the design stage.

Post-war districts

As a Rotterdam company, do you really work in Delft?
Yes. Delft is around half an hour's drive from our base on the Doklaan in Rotterdam. Our own team drives there every day, so we don't have to farm the work out to changing subcontractors. That same team runs your project from teardown to handover.
How do I know whether my Delft home stands on wooden piles?
Homes in the old town built before roughly 1920 almost always stand on wooden piles. When in doubt, a foundation survey is the only real certainty. Signs of trouble include cracks in the brickwork, doors and windows that start to stick, and floors that slope. For a major renovation we always assess the foundation first; any repair comes before the finishing.
Do you take the listed buildings in the old town into account?
Yes. Delft's old town has many national and municipal listed buildings and is a protected townscape. Inside, more is often possible than people think, but the council assesses any work to the façade, the window frames and the roof against heritage and design rules. We agree this in advance and arrange the environmental permit, so the work doesn't grind to a halt halfway through.
Can you work on a canal house with no loading or unloading space?
Yes, but it does shape the schedule. In the narrow streets and along the canals there is often no room for a skip or crane at the door. In that case we bring materials in with smaller equipment, hoist them in through the window frame where needed, and arrange the council exemption in advance. We factor this kind of logistics into the quote, so it doesn't become an extra cost later.
Can you renovate for room rental?
Yes. With TU Delft nearby there is strong demand for rooms, but converting a house into rooms is tied to municipal rules and sets requirements for fire safety, escape routes and sound insulation between the units. If you are renovating to let, we allow for this from the design stage rather than afterwards; that saves adjustments that would otherwise still prove necessary.
Is renovating in the old town more expensive than in Tanthof or Voorhof?
Usually yes, and that is rarely down to the craftsmanship itself. In the old town the logistics take more time, there are requirements for the façade and window frames, and in an old building something unexpected turns up behind a wall or under a floor more often. In post-war districts such as Tanthof, Voorhof and Buitenhof the construction is more predictable, and the focus lies on insulation and services.
Can we stay living in the home during the renovation?
For a standalone bathroom or kitchen usually yes, with a temporary arrangement. For a complete renovation we advise against it: the home is then without working services for weeks, and the work goes noticeably faster when we can carry on unhindered. We discuss honestly in advance what makes sense in your situation and what it means for the timeline.
