A renovation is not about the lowest price or the fastest handover, but about the right preparation. Below are a few things we see time and again in practice, and that make the difference between a smooth and a difficult project.
Most delays are not caused by poor craftsmanship, but by poor coordination between parties. As soon as the plumber, electrician, tiler and carpenter come from different companies, everyone waits on everyone else. Because we combine the build, the technical work and the finishing with one dedicated team, we cut out those waiting times and keep the schedule achievable.
As soon as you want to remove a load-bearing wall, create an open connection to an extension or add an extra floor, the way the weight of the home is carried changes. In that case we always have it calculated by a structural engineer and install a specified steel beam or portal frame. That is not a luxury: it prevents cracks and subsidence over time.
A realistic schedule is worth more than a promise that it will be done in one go. Materials have lead times, concrete and plaster need to dry, and work done in the wrong order means breaking things open again later. We plan for the achievable route, not the fastest one, so there are no costly mistakes or standstills.

The council checks against the zoning plan and sometimes against aesthetic guidelines. We advise you on this and handle the application, so the work does not grind to a halt halfway through.
A kitchen, bathroom unit or special tile with a long lead time can drive an entire schedule. That is why we prefer to choose the materials early and factor lead times into the planning. Choosing to insulate and improve energy efficiency straight away, while the walls are open anyway, also saves a second renovation later.
