Can you renovate in a flat with a homeowners' association?
Yes. For work affecting the structure, the façade or communal areas you need the homeowners' association's consent, and the deed of division usually sets requirements for floors and sound insulation. We provide the technical documentation for the association's meeting and coordinate the working hours with the other residents.
We have a 1930s home — where are the biggest gains?
In districts such as the Bezuidenhout, the Benoordenhout and the Vruchtenbuurt there are many pre-war homes with the same issues: single or outdated double glazing, a cold ground floor and dated electrics. The biggest gains lie in the building envelope and the services. Because the walls are opened up during a renovation anyway, that is the cheapest moment to take it all on.
What about walk-up flats and upstairs apartments?
The Hague has many walk-up and upstairs flats, and these come with their own demands: materials have to go up a narrow stairwell, there is rarely storage space, and noise to the neighbours counts heavily.
