Flats and the homeowners' association
Many homes in The Hague are upstairs or downstairs flats or apartments with a homeowners' association. A renovation then often requires consent, and sound requirements apply: a hard floor without insulation is guaranteed to draw complaints from the neighbours. We arrange this from the design stage onwards.
The influence of the coast
The Hague lies by the sea, and you notice it on the façades. Salty air and wind put more strain on pointing, window frames and paintwork than further inland. Façade renovation and timely maintenance of wooden window frames are not a luxury here but a necessity to prevent damp damage.

Statenkwartier, Archipelbuurt & Willemspark
Townhouses with a raised ground floor (bel-etage) and a semi-basement (souterrain) that is often damp. Much of the area is a protected townscape, and many houses are now split into apartments with an owners' association.
1910s – 1930s, partly post-war
Benoordenhout & Bezuidenhout
Villas and 1930s family homes by the Haagse Bos. Bezuidenhout was largely rebuilt after the bombing of March 1945, so pre-war and post-war construction sit side by side. Many trees need a felling permit before an extension.
c. 1890 – 1940
Duinoord, Bomen- & Bloemenbuurt, Vogelwijk
Upper and lower homes stacked in one building, and 1930s houses with a generous attic. A dormer at the back turns the attic into a real room; at the front the street view is protected.
19th century – today
Scheveningen & Belgisch Park
Salt, wind and sun age window frames, paintwork and façades faster than inland. Coastal homes need a tighter maintenance cycle and materials chosen for the sea air.
c. 1880 – 1900 and older
Zeeheldenkwartier & the centre
Narrow, deep buildings over three floors, often with a rear house or outbuilding. Protected townscape, limited street space and careful routing of drains and pipes on every floor.
c. 1995 – 2010
Ypenburg, Leidschenveen & Wateringse Veld
Newer family homes now due their first big renovation: a rear extension with a kitchen-diner, a dormer, a bathroom after twenty years, and often the switch to a heat pump.

Are you a construction company based in The Hague?
We are based in Rotterdam and work across the entire Randstad; The Hague is a regular service area where we have fully renovated homes, including in the city centre. It is a half-hour drive from our base, so our own team works there without hired subcontractors.
Do extra rules apply to a listed building in The Hague?
Yes. The Hague has many protected townscapes and listed buildings, from the Statenkwartier to the city centre. Inside, a great deal is usually possible; for the façade, window frames and roof, the council assesses the plans against heritage and aesthetic-quality requirements. We coordinate the plans in advance and arrange the planning permit.
What does the coastal location do to a home in The Hague?
Closer to the sea, in districts such as Scheveningen, Duindorp and the Statenkwartier, façades, window frames and paintwork have a harder time: salty air and constant wind attack timber, paint and ironmongery more quickly. There we deliberately choose materials and finishes that can withstand this, rather than the same standard we would use for a home further inland.
Can you divide a townhouse into flats or tackle the basement?
Yes. The Hague's townhouses have high ceilings, deep floor plans and often a basement that is damp and poorly insulated. When dividing a house into flats, we first look at the structure, the fire separations, the sound insulation between floors and what the local zoning plan allows. With a basement it always starts with the damp, not the finishing.
Can you renovate in a flat with a homeowners' association?
Yes. For work affecting the structure, the façade or communal areas you need the homeowners' association's consent, and the deed of division usually sets requirements for floors and sound insulation. We provide the technical documentation for the association's meeting and coordinate the working hours with the other residents.
We have a 1930s home — where are the biggest gains?
In districts such as the Bezuidenhout, the Benoordenhout and the Vruchtenbuurt there are many pre-war homes with the same issues: single or outdated double glazing, a cold ground floor and dated electrics. The biggest gains lie in the building envelope and the services. Because the walls are opened up during a renovation anyway, that is the cheapest moment to take it all on.
What about walk-up flats and upstairs apartments?
The Hague has many walk-up and upstairs flats, and these come with their own demands: materials have to go up a narrow stairwell, there is rarely storage space, and noise to the neighbours counts heavily. We plan the deliveries around this, work with smaller batches of material at a time and take the floor build-up towards the neighbours below into account.
