A facade ages slowly and out of sight. Mortar joints become porous, bricks absorb water, and where cracks appear moisture gets in. You only notice when damp patches appear inside, paint peels or the cavity gets wet. So we start with an inspection: what is the cause, and what really needs doing?
We often combine facade work with other jobs that need scaffolding: new window frames, gutters, exterior painting or cavity wall insulation. Then the scaffold goes up once and everything fits together. You receive a clear quotation per item in advance.

Facade renovation: what a contractor tells you first
A facade is your home's raincoat. Whether it still works often only becomes clear when it gets wet inside. These are the points we check on every facade.
Pointing: the weakest point
A brick facade keeps water out mainly through its mortar joints. After decades, joints become porous and come loose. Renewing means raking out the old mortar to a set depth, cleaning and repointing. The colour and profile of the joint strongly determine how the facade looks; on older buildings we choose a joint that matches the original.
Cracks: the cause first
A crack is a signal, not a problem in itself. Stepped cracks often point to settlement, horizontal cracks above windows to corroding lintels. In Rotterdam, Amsterdam and Dordrecht, timber pile foundations can play a part in older buildings; see Dutch wooden pile foundations. We only repair once the cause is clear, and involve a structural engineer when in doubt.
Cleaning and protection
Cleaning removes dirt, algae and efflorescence and shows the real condition of the facade. A water-repellent treatment protects sound brick against moisture and frost damage, but only on a facade with good joints and no cracks.
Cavity fill or external insulation
If your home has a cavity, filling it is usually the simplest way to insulate the walls, once the pointing is in order. Solid walls can be insulated on the outside with a new finish; that changes the appearance and often needs a permit. See home insulation.
One scaffold, more work
Scaffolding is a significant part of facade work, so it pays to combine: new window frames, gutters and fascias, exterior painting and perhaps a dormer. We plan it so everything happens in the same period.
Common facade mistakes
- Applying a water-repellent treatment while the pointing is poor.
- Filling a crack without investigating the cause.
- Cleaning at too high a pressure, damaging brick and mortar.
- Filling the cavity before the facade is watertight.
