What makes renovating in Barendrecht different

Barendrecht consists of two very different parts: the districts around the old village, built between 1960 and 1985, and Carnisselande, which was added in one go between 1998 and 2010. Both are due for work now, but for entirely different reasons.

Carnisselande: the first major overhaul

The homes in Carnisselande are now twenty to twenty-five years old. Structurally there is usually nothing wrong, but the components with the shortest life span have had their day: the kitchen, the sanitaryware, the sealant in the shower and the hardware on the uPVC window frames. That makes it exactly the moment to reconsider the layout as well, because the kitchen and the bathroom are coming out anyway.

Extending on a standard plot

Plots in Barendrecht are generous enough for a full-width extension, but not unlimited. At the rear, an extension up to four metres deep is often permit-free, provided you stay within the rules on height and on how much of the plot may be built on, and provided the zoning plan holds no special provision. We check that before designing, because a plan that goes just over the line costs weeks of permit procedure.

The loft as a full storey

Many Barendrecht homes were handed over with the loft as storage space. Turning it into a bedroom or study needs four things: a fixed staircase, daylight and an escape route, well-insulated roof boarding, and a floor that carries enough load. A dormer is often the cheapest way to gain usable headroom.

The older districts around the village

Buitenoord, Molenvliet and Paddewei hold homes from the 1960s, 1970s and 1980s. Different things come into play there: an empty cavity, a dated consumer unit, single glazing or early double glazing that no longer performs, and possibly asbestos, since that was only banned in 1993. During a renovation we deal with those points in one go, because the walls and ceilings are open anyway.

Clay over peat: why the garden sinks and the house does not

Barendrecht lies in the polder, on clay with peat beneath it. The houses stand on piles and stay at their level, but the garden and the terrace sink slowly with the soil. Hence the step down at the back door that was not there on handover. For a new extension this means we found on piles rather than on strip footings, cheaper though the latter would be: otherwise the extension pulls away from the rear wall within a few years.

Energy upgrades for a home that is already reasonably tight

A house in Carnisselande is already insulated; there is nothing left to gain in the cavity. The order is then: draught-proofing and ventilation first, then making the heat emitters suitable for low-temperature operation, for instance with underfloor heating you are laying during the renovation anyway, and only then a heat pump. Common mistakes in Barendrecht

  • Designing an extension and only then checking how much of the plot may still be built on.
  • Founding a new extension on strip footings on a plot where the garden is demonstrably sinking.
  • Installing a heat pump without first adapting the heat emitters and the ventilation.
  • Fitting out the loft as a bedroom without a fixed staircase, insulation and an escape route.

Are you a Barendrecht-based building company?
We are based in Rotterdam-Zuid, on Doklaan, a quarter of an hour from Barendrecht. Our own team works here, without hired subcontractors, and because the distance is short we can also drop by in between to go through something.
How deep may our extension in Barendrecht be?
At the rear, an extension up to four metres deep is often permit-free, provided the height stays within the rules and the built-on area of the plot is not exceeded. On corner plots, where a path runs alongside the house, or where the zoning plan holds special provisions, it can be different. We check that before we produce the design.
Our home in Carnisselande is just over twenty years old. What is due now?
As a rule the components with the shortest life span first: kitchen, sanitaryware, sealant, window frame hardware and the mechanical ventilation. Because the kitchen and bathroom are coming out anyway, this is also the cheapest moment to adjust the layout or bring the pipework and wiring up to date.
Can the loft become a bedroom without a roof extension?
Often yes. A full-width dormer delivers headroom and daylight and is considerably less invasive than a roof extension. A roof extension only becomes necessary if you want a full extra storey, or if the ridge is too low to make anything of the space with a dormer. We price both options so you can set them side by side.
Is there asbestos in the older Barendrecht homes?
In homes built before 1994 there may be. Think of window sills, the lining around chimney and ventilation ducts, and corrugated sheets on sheds. As long as it is bonded and undamaged it does not have to go. If we are demolishing, we have a survey done first and the work carried out by a certified firm.
Why does our garden sink while the house does not?
Because the house stands on piles resting on a firm sand layer, while the garden sits on the clay and peat above it. That layer compacts over the years. The difference shows up as a step down at the back door or a terrace sloping away from the house. For an extension we therefore found on piles, so the new space does not tear away from the existing rear wall.
Can we stay in the house during the works?
For an extension or a dormer, usually yes; for a renovation in which the whole house is stripped, it is rarely sensible. We discuss in advance which parts will be out of use and when, and in what order we work, so you can make that choice in good time.
