What makes renovating in Spijkenisse different

Between 1970 and 1990 Spijkenisse grew from a village into a town and gained most of its housing stock in those twenty years. That means a great many homes of the same generation, built around the housing ideas of the day. They are generously laid out at street level and tight inside, and that is exactly where most renovation questions come from.

Cluster layouts, angled corners and half levels

In Vriesland, Sterrenkwartier, Groenewoud and Maaswijk the houses are not set in straight rows but grouped around residential courts, often with a staggered plan and a split level. It gives the streets character but costs usable floor area: the stairs sit in the middle of the house, the living room is small and the corners are not square. The gain here is almost always in removing the wall around the staircase or between kitchen and living room, and that is structural work rather than demolition.

Small windows and a dark living room

Façades from this period were designed around heat loss, not daylight: small openings, deep overhangs and sometimes a living room that only takes light from one side. In a renovation this is where the biggest gain lies. A wider sliding door onto the garden, a roof light above the stairs or an extension with a roof lantern changes the house more than any finish will. Enlarging an opening in a load-bearing façade does require a calculation and usually a new lintel.

Timber gable panels, fascias and cladding

Almost every Spijkenisse home from the new-town years has timber elements in the façade: gable panels, fascia boards, roof edges and the cladding around the frames. After forty years this is the first part to rot, usually invisibly from the back of the panel. When replacing window frames we therefore always include those elements: the scaffolding is up anyway, and separate repairs later cost more than doing it properly in one go.

Flats and apartments with an owners' association

Around the centre and along the Groenewoud stand walk-up and gallery blocks where a great deal is possible inside the flat and nothing at all to the envelope without permission. A bathroom renovation in such a block calls for agreement on the soil stack, the working hours and how materials come in via the lift or stairwell. In the Netherlands that is decided by the VvE, the owners' association, and we arrange it in advance rather than on the first day of work.

Insulating a home that already has a cavity

Unlike the pre-war stock these homes do have a cavity wall, and it is often still empty or only partly filled. Cavity wall insulation therefore usually has the shortest payback, followed by floor insulation in the crawl space and better glazing. The tighter you make the house, the more the ventilation matters, so we always put those two in the plan together rather than one at a time.

Deliveries across the bridges and through the tunnel

Spijkenisse sits on the island of Voorne-Putten and is reached via the Spijkenisserbrug, the Hartelbrug or the Botlek tunnel. On a large project that is a scheduling question, not a detail: one bridge opening or a closure at the wrong moment costs half a working day. We therefore plan material deliveries day by day and keep the large loads outside rush hour so the team is never left waiting.

Questions about renovating in Spijkenisse

Do you travel from Rotterdam to Voorne-Putten?
Yes. Spijkenisse is about half an hour from our base on Doklaan, via the Botlek tunnel or the Spijkenisserbrug. We work there with our own team and no hired-in subcontractors. For a small job far from home we will say up front whether it is practical to schedule; for a renovation of any size the distance makes no difference.
Our living room is dark. Can anything be done about that?
Usually yes, and it is often the change with the biggest effect. Think of a wider sliding door onto the garden, a roof light above the stairs, glazed internal doors or an extension with a roof lantern. If the opening sits in a load-bearing façade, a calculation and a new lintel are needed. At the first visit we say which of these options will do most for your particular plan.
What is a split level and why does it complicate a renovation?
In a split-level house the floors sit half a storey apart with short flights of stairs between them. It gives the house a sense of space but makes reworking the layout harder: floors bear at different heights, pipework has to route around the level changes and an opening is more likely to touch the structure. We map those levels before anything is drawn.
Do the timber panels on our façade need replacing?
In homes from the new-town years that is often the case. Gable panels, fascia boards and the cladding around the frames tend to rot from the back forwards, so what looks reasonable from the street may already be gone behind. We assess it while the scaffolding is up for the window frames, because replacing it then is considerably cheaper than a separate round later.
Can you change the layout of a house on a residential court?
Yes, but we start by working out which walls carry load. In these houses that is not always the thickest wall: the structure often runs at right angles to the façade and sometimes sits in a wall next to the stairs. After a calculation we determine where a steel beam or portal frame is needed and what that means for the floors above.
Do you work in flats with an owners' association in Spijkenisse?
Yes. We agree in advance what the VvE, the Dutch owners' association, allows, how the soil stack runs, what working hours apply and how materials come in and out via the lift or stairwell. For the members' meeting we can supply the technical justification, so approval does not stall on missing information.
How do you avoid delays caused by the bridges and the tunnel?
By scheduling deliveries day by day and keeping the large loads outside rush hour. We work with regular suppliers and place orders so the team never runs out of material. On a longer project we also agree in advance where materials can stand temporarily on the plot or at the kerb.
