Foundations on peat

Leiden sits on peat; many older buildings stand on wooden piles. If the groundwater level drops, pile rot becomes a risk. In a major full home renovation, assessing the foundation comes first, because finishing off over a foundation that is due for replacement is pointless.

Narrow, deep buildings

The typical Leiden building is narrow and deep, with uneven floors, single-brick walls and limited load-bearing capacity. That shapes the structural choices, for example when removing a load-bearing wall or adding a rear extension.

A university city and letting

Do you work in Leiden too, or only around Rotterdam?
Leiden is part of our regular service area. From our base on the Doklaan in Rotterdam it is about forty-five minutes' drive. We send our own team there, so you deal with the same people and the same project manager as you would on a project in Rotterdam itself.
Do you take the listed town centre into account?
Yes. Leiden has one of the most densely built historic town centres in the Netherlands, with many listed buildings and a protected townscape. Inside, a great deal is usually possible; for the façade, window frames and roof the council assesses the work against heritage protection and planning aesthetics. We coordinate this in advance and arrange the environmental permit.
What is involved with a building in a courtyard or narrow alley?
Mainly logistics and care. Large machinery cannot reach the courtyards and alleys, so we bring materials in by hand or with small equipment and protect the surrounding brickwork. Vibration matters too: in terraced buildings we take the neighbours into account. That takes time, and we build that time into the schedule up front rather than into the bill afterwards.
What about foundations on Leiden's peat soil?
Leiden sits on peat and clay, and older buildings usually stand on wooden piles. If the groundwater level drops, the pile heads can dry out and start to rot. Cracks in the brickwork, sticking doors and sloping floors are the first signs. Before a major renovation we have the foundation assessed first: finishing off over a sinking foundation is money thrown away.
Can you renovate for renting rooms to students?
Yes. With the university, there is a lot of room letting in Leiden, but council rules apply to room conversion, along with requirements for fire safety, escape routes and sound insulation. We design for this from the outset, so the layout matches what is permitted and you do not have to make changes afterwards. For investors with several buildings we also work to one continuous schedule.
We have a 1930s home — what can be gained there?
In districts such as the Professorenwijk, the Burgemeesterswijk and Leiden-Noord there are many pre-war homes with the same points to watch: single glazing or dated double glazing, a poorly insulated floor and old electrics. The biggest gains are usually in the building envelope and the services. Because the walls are opened up anyway during a renovation, that is the cheapest moment to include it.
Roughly how long does a full renovation take?
For an average home we reckon on roughly a few months, depending on the scope, whether structural work is involved and whether a permit is needed. The lead time on kitchens, tiles and window frames often determines more than the work itself. So we plan around the achievable route and order long-lead materials early.
