What determines the price of a renovation?
Size and unit
We calculate per unit that fits the job: square metres for an extension or bathroom, metres of width for a dormer, the number of frames for new windows. Larger jobs are often slightly cheaper per unit because fixed costs such as scaffolding and preparation are spread.
Finish level
The biggest difference is in your choices: standard tiles or natural stone, prefab or bespoke, uPVC or timber. That is why every service shows three levels. Most of our clients end up around mid-range.
The condition of the home
Older homes often bring extra work: uneven floors, old pipework, rot or a foundation that needs attention. We only see that properly during a visit. Any extra work is always discussed beforehand, never afterwards.
What is not included
Permit fees, a structural engineer (unless chosen as an option), moving or storage, and loose furnishings. For jobs that need a permit, we are happy to take care of the drawings and application.
